Methods
- Medians, not averages. House-price figures are the middle sold price, which a few very expensive or very cheap sales cannot pull around.
- Existing homes compared like for like. New builds can take up to a year to be registered, so they are reported separately; mixing them in would make prices look as if they had fallen wherever new homes are being built.
- Minimum sample sizes. A figure is shown only when enough sales sit behind it; neighbourhood changes on the year need at least 200 sales in each year, and development figures at least 10.
- Neighbourhoods are defined by postcode sectors, because neighbourhood boundaries are informal. Each neighbourhood page lists the sectors it covers.
- Price per square foot comes from matching each sale to the floor area on its Energy Performance Certificate; floor areas usually include internal walls, so the figures are slightly conservative.
- Updates. Sold prices are refreshed monthly from the latest Land Registry release; market indicators weekly. Each page shows when it was last updated.
- Corrections. When we change a method or correct a figure, the affected page carries a dated note saying what changed.
