Reading the numbers
A range, not a price tag.
The median tells you the middle sale; the range tells you where most homes of that type actually sold. Both are about the area. What one home achieves comes down to the closest comparable sales: similar size, similar condition, the same streets, recently. That is exactly the evidence a buyer's lender will lean on in its mortgage valuation.
If an asking price sits well above the top of the range, the home needs something special to justify it. If an offer you have received sits near the bottom, it is worth asking why before you answer.

Is this a valuation of my home?
No. It shows what comparable types of home have sold for in the area. A single home is worth what its own size, condition, position and the market at the time support, which is why estate agents and valuers look at the closest comparable sales, not area averages.
Why use the middle half of sales rather than the average?
A few very expensive or very cheap sales can pull an average a long way. The median is the middle sale, and the middle half (from the 25th to the 75th percentile) shows where most ordinary sales of that type actually fell.
