What the numbers mean

Reading the Rotherhithe, Canada Water and Surrey Quays market, from both sides.

Figures tell you what has happened. What they mean for one home, and one decision, depends on the details.

If you are selling

Prices have eased

The median sold price in Rotherhithe, Canada Water and Surrey Quays is 2.9% lower than in the previous 12 months. When prices are softening, buyers compare more and negotiate harder, so the price a home launches at carries more weight than it does in a rising market.

Buyers with more at stake

With about one in 2 sales above £500,000, many buyers in Rotherhithe, Canada Water and Surrey Quays are borrowing large sums. Their lender's valuer has to agree with the price, so an asking price that runs ahead of local comparable sales can unravel weeks after an offer is accepted.

Why down-valuations happen

Fewer sales

253 homes sold in Rotherhithe, Canada Water and Surrey Quays in 2025, and sales of existing homes were 9.7% lower than in 2024. Fewer sales usually means buyers are taking longer to commit, which makes the first few weeks of a sale more important.

When sales complete

Completions in Rotherhithe, Canada Water and Surrey Quays have peaked in March, November and September over the last four years. Sales usually take a few months to complete, so those peaks reflect offers agreed well before.

If you are buying

More room to negotiate

With the median price 2.9% below the previous year, sellers in Rotherhithe, Canada Water and Surrey Quays are meeting a more cautious market. That can create room to negotiate, but a lower price is only a good buy if the home stands up to a survey and the lender's valuation.

A higher-value market

About one in 2 sales in Rotherhithe, Canada Water and Surrey Quays is above £500,000, compared with 19% across England. At these prices a down-valuation or a survey issue moves the numbers by tens of thousands of pounds, which is when an independent view is worth having.

Down-valuations explained

Plenty of leasehold

79% of homes sold in Rotherhithe, Canada Water and Surrey Quays were leasehold, mostly flats. Lease length, service charges and ground rent all affect value and whether a lender will lend, so they deserve attention before an offer, not after.

A quieter market

Sales of existing homes in Rotherhithe, Canada Water and Surrey Quays fell by 9.7% between 2024 and 2025. A quieter market gives buyers more time and more choice, but it also means fewer recent comparable sales for a lender's valuer to rely on.

Local knowledge

What Jon knows about these streets.

From Jon's years in London estate agency and branch management from 2000 onwards.

Rotherhithe, Surrey Quays and Canada Water (SE16)

SE16

SE16 is one of London’s more varied riverside markets. Along Rotherhithe Street there are converted warehouses and riverside flats, where a Thames view carries a clear premium. Around Greenland Dock and the former Surrey Docks, the 1980s Docklands regeneration left a stock of modern houses, many with parking and some freehold, which is unusual this close to central London and popular with families.

There is also a good deal of former council housing, and the large Canada Water redevelopment is adding new homes and a new town centre over a number of years, which will keep new-build supply coming.

Transport is a strength: the Jubilee line at Canada Water and the Overground through Rotherhithe and Surrey Quays. For buyers, the questions are the usual inner-London ones: lease length and service charges on flats, lender criteria on some ex-council blocks, and how a home compares with the new developments nearby.

Jon's notes describe the character of an area and what tends to drive value there. The figures above show what the market is doing now.

Averages move with the mix of homes sold, so a change of a few per cent can reflect which homes happened to sell as much as a change in values.

How much does a house cost in Rotherhithe, Canada Water and Surrey Quays?

Why might a home in Rotherhithe, Canada Water and Surrey Quays sell for more or less than these figures?

These are medians across every home sold, so they mix flats with large detached houses and plain homes with exceptional ones. A single home's value depends on what comparable homes nearby have sold for, its condition and the market at the time. Sales also take weeks or months to appear in Land Registry records (new builds up to a year), so the latest months are still filling in.
